Real Estate Matters: Tips to Make Your Vacation Rental Property Better

real estate

Owning your own property is an exciting prospect. As a homeowner, you have full control on what you choose to use your property for. Whether you intend to live and raise a family, modify or remodel, or list your house as a rental property, the options are yours to choose from.

Many homeowners choose to invest in additional properties and make a nice side-income from their investment. With this option, you have several choices to consider as to how you want to list your property.

You might also want to consider sprucing up your property to get the best return on your investment. If you are looking for a vacation investment property, and are looking to make the most out of your listing, consider the following tips to increase the value and the return for your property.

Airbnb Listings

Airbnb’s has become a popular trend in the past decade. As more people are beginning to realize that they don’t particularly want to pay for elaborate hotel rooms with huge price tags, Airbnb listings are edging in on the competition.

If you choose to list your property as an Airbnb, you’ll join the community of hosts around the nation. And, the more you’re able to offer your guests, the higher your ratings and stats will climb.

The great thing about Airbnb listings is that you can list your entire home, or even just a room if you like. Some hosts live adjacent to their vacation listing, and this is an even better way to stay on top of maintenance and to ensure that your guests are happy during their stay.

At the end of the day, most travelers want to have all the comforts of home with them wherever they go. With staying in an Airbnb, you get all the comforts of home, and you can pay practically the same amount of money as you would if you chose to stay in a hotel.

Thematic Elements

Let’s face it, if you want to stay at the beach, you want to be surrounded by things that remind you of the beach. Wouldn’t it be weird if you rented a mountain-style beachfront ranch? The two don’t exactly go together, to say the least.

That’s the point behind selecting a theme when you set up your vacation listing. You want to have a sense of style, but you want that style to also make sense. People want to feel like they’re on vacation. So, confusing the elements isn’t a practice you want to introduce, especially in a vacation rental.

Even if you like rural scenery, like ducks, horses, and farm landscapes, these aren’t the best-suited elements for a vacation listing in a place like New Orleans or Miami. This being said, you really want to break down the thematic elements of your region and incorporate them into your property through the use of color and artwork.

If your listing is on the beach, hang beach scene artwork, and choose soft beachy colors that will enhance the feeling of being in a tropical paradise. The same is true with mountain listings. If you have a ranch out in Durango, you might as well incorporate ranch and mountain elements into your listing.

Feel free to be creative as possible, but keep your creativity to a local theme.

Amenities

Everyone loves the little things that make a getaway worth the time and money. These things can be as simple as having board games available for those rainy days, or a streaming device for watching entertainment.

Consider your customer base when purchasing amenities as well. If you want to cater to a younger crowd, perhaps a pool or ping-pong table would be a great addition. Looking to attract older guests, maybe card games, shuffleboard, or a cribbage set could be in order.

The same is true for vacationers who have small children. Having children’s toys, kid’s movies, and games are great add-ons that many people will enjoy

When your listing is all polished and perfect, the only thing you need to truly attend to is that you’re able to offer your guest the best experience possible. This way, they’ll leave you raving reviews and tell others about your listing. And, this is exactly what you want.
